The booking amounts are as follows: Rs 50,000 for EWS, Rs 1 lakh for LIG, Rs 4 lakh for MIG, and Rs 10 lakh for HIG.
Payment and Timeframe
Upon successful submission of the booking amount, the DDA will provide a demand letter to the buyer. This letter allows a 60-day window for the payment of the total cost of the flat without incurring any interest. In addition, an additional 30-day period is granted with an interest rate of 11 percent.
Affordable Housing and Pricing Details
The pricing structure of the flats in this housing scheme remains similar to the previous year. The cost of DDA flats varies depending on the category and ranges from Rs 13 lakh for EWS to Rs 2.46 crore for HIG. In alignment with the government’s objective of providing affordable housing for all, the DDA has offered significant discounts on flats reserved for the EWS category. The total area of the EWS flats is equivalent to that of LIG flats. To be eligible for the EWS benefits, individuals must submit an income certificate stating that their family’s gross salary is less than Rs 10 lakh per annum.
The cost of EWS apartments falls within the range of Rs 10-13 lakh, inclusive of the booking amount. LIG flats in Narela and Rohini are priced around Rs 15 lakh, while Siraspur offers flats at Rs 17 lakh and Lok Nayak Puram at Rs 30 lakh. The HIG flats are priced between Rs 2.25 crore and Rs 2.46 crore, with only 40 flats available in Jasola. In Narela, MIG flats are priced around Rs 1.05 crore, and in Dwarka Sector 19B, the price ranges from Rs 1.35 crore to Rs 1.45 crore.
First-Come-First-Serve Basis and Unsold Inventory
For the first time, the DDA is offering the apartments on a first-come-first-serve basis, even though they are part of the existing unsold inventory. All the flats available in this phase are freehold properties. The DDA currently has a total unsold inventory of 13,000 flats, out of which 5,500 flats are on offer in the fourth phase of the housing scheme.
Amendments and Modifications
To maximize the sale of flats and benefit potential buyers, certain amendments have been made to the housing regulations.
